Wherever you are moving to, one of your main concerns will be ‘Where will we live?’
Unless you have visited Australia or have relatives or friends here, you may be surprised that houses and the housing market are very different from wherever you live now. Many people rent in Australia, as it is common for people to move regularly between areas and even states, and renting provides a flexible form of housing than buying and a useful source if investment revenue for property owners. House buying and selling is quick and easy, and although the legal fees may be low, real estate agents' charges and Stamp Duty can be high. Also moving to a new country is much like moving anywhere unfamiliar – you won’t know which are the more desirable areas or how ‘reasonable’ the prices are.
This is why we strongly recommend that you consider renting for the first 6-12 months after you arrive, especially if you have to look for work when you get here. This will allow you to find out which suburbs you like and work out commuting times and routes that will suit the lifestyle you want.
Many people insist that they wish to live ‘by the beach’ and while this is obviously desirable in some ways, there are several things you should consider before making this decision:
Most suburbs in Adelaide are with 30 minutes of a beach
House price are approximately 30% higher than inland suburbs
Many houses in these areas are rentals for visitors so there is not so much of a community feeling
Traffic, noise and visitor levels will be greater in beachside suburbs
You have to turn your back on that beach to go to work everyday
